Home Builders Honor Tributary as Community of the Year

The selection was made by a national team of judges comprised of developers, builders and marketing professionals assembled and transported to Atlanta by the Sales & Marketing Council of the GAHBA.
“We think the judges were impressed by both our design and our execution,” said Rick Mildner, general manager and chief operating officer. “We are blessed with dedicated and financially stable ownership and an involved community of residents. Our amenities are in place and ready to use now, and Tributary is beautifully maintained. The parks are manicured; the flower beds are fresh; the streets and sidewalks are clean; the yards are beautiful. Tributary looks as healthy as it is, and that inspires confidence.”
At Tributary, the judges found a 1,475-acre community with a small town atmosphere and pedestrian orientation, located just 20 minutes from downtown Atlanta, Hartsfield-Jackson Airport and the Vinings/Galleria area. Its master plan incorporates village and conventional suburban residential neighborhoods, a Village Center with boutique retailers, a Town Center for national retailers, a supermarket-anchored community center, and a park of commerce with mid-rise office buildings.
Tributary’s architectural standards create classic streetscapes that blend various styles and prices. Working with a town architect, the developer has been able to offer a wide selection of single-family detached homes and townhomes ranging from 1,400 to 8,000-plus square feet and priced from the low-$200,000s to more than $1 million. Sale prices have averaged $350,000.
Tributary presents Atlanta’s largest commitment to green building and fiber-optic networking. All approximately 3,000 homes — single-family detached, townhomes and multi-family — are committed to EarthCraft House™ certification and Fiber-to-the-Home connectivity.
One-third of Tributary’s acreage is dedicated to green space and recreation with swimming pools, tennis courts, a fitness center, tot lots, sports fields, nine miles of trails, mountain biking, camping and a variety of neighborhood parks, including dog parks. Bounded by 2,500-acre Sweetwater Creek State Park and the Chattahoochee River, Tributary also offers fly fishing and kayaking. A full-time activities director orchestrates community festivals, the Tributary’s Farmers’ Market, summer camps, nature treks, Friday night films on the park, and more.
Tributary’s recreational opportunities are further expanded by 2,500-acre Sweetwater Creek State Park with its 215-acre Sparks Reservoir and the Chattahoochee River, which border it.
