Rick is one of the southeast's most accomplished real estate developers. During his 30 year career he has help leadership positions with several major developers and builders, among them Terrabrook, Pulte Home Corporation and Ryan Homes. His name is associated with a host of master planned communities including Windemere, Windward and Laurel Springs in metropolitan Atlanta, Vista Lakes in Orlando and West Park Village and Mirabay in Tampa. A graduate of Davidson College, he earned an MBA at Stanford University.

Frank is an accomplished real estate professional with a career that spans more than 30 years. He has held senior sales and marketing positions with some of the nation's leading developers and most successful communities. Among them are Castle Pine Village in Colorado, Country Club of the South in suburban Atlanta's North Fulton County and numerous golf club and resort communities in Florida, including Bonita Bay resort, Arvida’s Boca West and Greg Norman's Medalist Golf Club. A licensed broker in Florida and Colorado, Mr. Gilligan is a member of the National Association of Realtors, National Association of Home Builders, and the National Sales and Marketing Council. He earned an MBA at New York University and a B.A., Psychology at Holy Cross College.

Steve is a proven construction manager with more than 20 years experience in real estate. A graduate of the University of Cincinnati with a degree in Architectural Engineering, Mr. Osterbur is responsible for coordinating infrastructure construction and design as well as working with the residential builders at Tributary. He brings a diverse real estate portfolio to his role in creating the small town atmosphere that distinguishes Tributary's villages and neighborhoods.
